Questions 1–4: legitimacy
Are you licensed and insured in NY? (Ask for the certificate — not ‘we’re working on it.’) How long have you repaired roofs in this area? Can you provide local references from the last year? What’s your physical business address?

Questions 5–8: diagnosis and scope
How will you find the actual leak source — not just the stain? Will I get the scope in writing with line items? What happens if you find rotted decking — how is that priced? Do you water-test the repair before you leave?
The water-test question is the great filter: contractors who don’t test can’t verify, and unverified repairs are guesses you paid for.
Questions 9–11: money and warranty
What’s your workmanship warranty, in writing? How much deposit do you require — and when is the balance due? If this were your house, would you repair or replace?
That last question reveals everything about incentives. A contractor who only sells replacements will never recommend a repair — which is exactly why we do both, so our advice follows your roof, not our quota.
